ITIN Financing Questions for Manufactured Homes in Texas

By Texas Mobile Home Trade Editorial Team on 2026-07-29

An Individual Taxpayer Identification Number, or ITIN, is issued by the IRS for federal tax purposes to certain people who need a taxpayer identification number but are not eligible for a Social Security number. An ITIN is not, by itself, a loan approval, and financing availability, documentation, terms, and eligibility vary by lender and borrower.

Start with questions, not assumptions

If you plan to discuss financing for a manufactured home, ask a qualified lender which programs they offer, whether they accept ITIN applicants, which ownership structure they consider, what documentation they require, and which costs are included in their estimate. Request written disclosures and take time to compare options.

Understand the home-and-land question

Manufactured-home financing can differ depending on whether the home is treated as personal property or is combined with land under a real-property arrangement. The Consumer Financial Protection Bureau explains that manufactured-housing finance has distinct features and consumer considerations. In Texas, the Statement of Ownership is an important record; confirm your own classification and documentation with qualified professionals.

Documents a lender may discuss

  • Identity and tax documentation
  • Income and employment records
  • Housing and payment history
  • Property, land, lease, or community information
  • Statements of Ownership and any lien or tax questions

Protect your decision

Never assume a rate, down payment, approval, timeline, or program based on general online information. Ask whether you can receive a Loan Estimate or comparable written information, and consult an attorney, tax professional, or housing counselor when appropriate.
